Established in 1988, San Fierro, after over four decades of industry experience, Primestone continues evolving and building to expand on our expertise & the values of Jacob Steinfield that we started with when we were still apart of Horizon Developers. Our work features projects spanning all levels of affordable housing, government projects & education. We understand deadlines matter, handshakes matter & the greatest reward for us is to timely deliver with the most efficient solutions. We recently became independent of Horizon Developers, in May of 2023. The decision was based on multiple aspects, but the main reason was that our current managment had a different view for the future than Horizon's. 3.1 Business Credentials:
Provide a summary of your work as a contractor, your past experience.
As we a relatively "new" business, although as mentioned before we were part of Horizon Developers, we managed to rack up quite a portfolio over these couple months. First and foremost we finished the LSPD Administration Building near the State Capitol. We planned and then later on built that building working hand in hand with the LSPD to make sure it fits all their needs, and we haven't heard any complaints ever since.
After the LSPD Admin building we took over the construction of an apartment complex in Rockford Hills. The previous contractor couldn't finish the construction due to various reasons. We were tasked with finishing it and we're proud to say that it was supposed to be an eight week long project, we are already one and a half week ahead of schedule. That shows how efficient our company is.
3.2 Plan of Action:
Explain in detail how you plan to achieve the goals set forth in the contract. We recommend addressing all requirements explicitly mentioned therein.
Phase I.
During phase one our company is going to work hand in hand with the City of Los Santos to survey the needs and to draw up the necessary plans for the rework. Phase I is going to be a rather administrative phase where we will actively cooperate with the City, Interior Designers and our company's middle management to be as efficient and professional as possible. During Phase one our goal is to create something that's feasible on the long-term, that fits into the City Hall's image and makes it stand out from other government properties.
Phase II.
During phase two we will start with the inner rework, first we are going to remove anything that needs to be gone. We will start with the demolition process. Our best interior designer and architects will lead these shifts to make sure we are operating at the utmost efficiency from the get go. The doorways, windows etc. will be covered in protective wrap to make sure we do not damage apart from what we want to. This is going to be the shortest phase of the process.
Phase III.
Phase three will be the construction phase. Our electricians, plumbers, carpenters, interior designers and architects will take the stage here. We'll replace everything that we agree on during Phase I. We will use high end material and workforce to make sure whatever we build, last. Our main goal is to make sure the City Hall will be satisfied with what they will get at the end of the contract. Making clients happen matter to us, hence our motto "You dream it, we build it." - We make dreams come true! During this Phase Clean Sweep Solution will be of help to us. We've had a healthy business relationship with them, they are experts at waste management and we are looking to hire them as sub-contractors. It's best if the debris cleanup is done by professionals. In this very same phase we're looking to involve multiple other local businesses such as hardware and electronics stores.
Phase IV.
Phase IV. will be the second shortest, during this phase our interior designers and decorators will make the final touches, we'll clean up the site and then last but not least we will give the remodeled, redone City Hill over to the City of Los Santos. Our professionals will make sure that the newly built structures are up to par and they will pass all inspections.
3.2 Technical Capability:
Demonstrate your (key) employees' skills, experience of similar work and their involvement if you were to be awarded the contract.
Both of our upper and middle management teams are experienced at handling time and budget sensitive projects. Although, as every company, we are hierarchically structured we look at ourselves as on big team instead of bosses and underlings. Our company has an inner union as well, to make sure that our workers can make a living while working in a hospitable and safe environment.
Owner: The owner of the company, Ken Junichi, myself. I am a certified investment banker and I have multiple successful business ventures behind me. I am highly capable at being cost and time effective during our projects. My job is to make sure that we stay within deadlines, obey by various City and State laws and that my colleagues are happy. Happy colleagues, better working environment, better work. I frequent all of our job sites to make sure that whatever we're working on is up to par, I am not the kind of "boss" that sits behind a desk all day, I like to be in the knows to make sure that everything goes smooth.
Project Manager: Our Project Manager Peter Sing is a highly capable man. He has multiple years of experience at managing people. He's currently leading the Union under the company to make sure that people are happy and get fair wages. Peter is responsible for overseeing the construction sites from handover to completion. He's in charge of our Interior Design team as well to which he handpicked his colleagues.
Foreman: We have multiple foreman to make sure that there are multiple present at every site. Their job is to help our Project Manager and act as a liaison between him and the workers. They each have a lot of expertise at various fields like electricity, plumbing, carpentry etc. Only the best make it here and our company depend on their leadership skills and on the capability to lead and above everything else help the workers they supervise. Many of our Foreman has been with us since we parted ways with Horizon, a good chunk had worked for Horizon for multiple years prior to joining our team.
Interior Designers: All of our interior designers have worked on both smaller and bigger projects. They're lead by Peter who is an expert at Interior Design and also has a great taste, which is really important to create something efficient and good looking at the same time. This group will be in charge of making sure that the demands set by the City Hall are met design-wise.
3.3 Financial Bid:
Provide us with the details of your pricing and any aftercare arrangements within the price.
Financial Bid (Approx.)
These prices are only approximated prices, they may change depending on the City Halls needs and requests that may arise during Phase I.
Phase I. - $0
Phase II. - $232.500
General Laborer Manhours - 10 - $150.000
General Laborer Manhours - 20 - $300.000
General Laborer Manhours - 10 - $150.000
TOTAL: $1.750.000
3.4 Competitive Analysis:
Explain the benefits and value for money of your bid.
There are multiple construction companies in Los Santos, but none of them is what we are. We are more than a company, we are family. We care about each other, could that be family or psychical / mental well being. We might not have the cheapest financial bid but for one, our prices don't fluctuate. We pay our workers a fair wage so they can provide for their families and first and foremost, so they are happy. If they are happy, they see the project they work on as their own. They will do everything to make sure the turnout is actually good and long-lasting. They strive for perfection and they hold themselves to a higher standard than underpaid laborers and that's what makes them productive at the end of the day. What else makes us stand out? We are not a new company, we've been working on various projects in Los Santos for a long-long time now, we're experienced and we're professional. We're a medium sized company and we're looking to stay one. We're big enough to take on projects that require a certain amount of manpower and machniery, but we're not too big either, we're not corporate so it doesn't take ages for information to go from top to bottom or vica versa. On the field leadership comes in really handy. We won't disappear with your money, we take responsibility if we mess up and we're completely transparent when it comes to our financials and inner policies. That's what makes us the number one choice in Los Santos. I would like to add the fact that we only work with the best equipment and materiel money can buy, because that matters too.
